    I see the JustGiving page is getting close to £20,000, but aside from that, how many of the 700 £500 "slots" have been claimed so far?

    I suggest it would be wise not to expect a true answer to that question until all those who pledged donations in recent weeks have paid. We don't want to think we have more money than we do actually have.

    Until that money is in the bank account we can't be sure of it!

    Note that if (-if....) there is any overshoot, then EA will be glad of the money as there are still many, many little plots of trackbed land to acquire and their war chest is very limited.

    We do now know fairly well how much we need to bridge the gap to the purchase price and how much extra for tax, fees, and fixing the septic tank (see post on Facebook Friends of Bratton page). That's why the JustGiving target went up this morning. We are now tantalisingly close to the agreed sale price, but will still need the extras to finish off the acquisition!

    It sounds as if you know what you're going to do with the building after acquisition, but can you tell us as well?

    I find that when I buy a house there is always quite a bit of money that needs spending to get it back in shape, so no doubt a bit of a donations overshoot would be nice.

    Current state of play (as far as is known by me): We are about 20K short of the purchase price which is needed by end July. Then we have the conveyancing period and the duration of this is of course unknown (typically up to two months; can be shorter, can be longer). At the end of that period we need to pay solicitor's fees and conveyancing disbursements (maybe about 2K or somewhat less). Within 14 days of completion we'll need to pay the 3% land tax required on properties bought for letting out (this will be £9,750) - assuming it is finally decided to use the property as a holiday let (which would appear to me to be sensible). Within the first few months of FoB ownership, we'll need to repair/replace the septic tank, redecorate, and re-furnish. Unknown amounts but, apart from the septic tank, at least the labour costs should be avoidable if we use EA and L&BR volunteers.

    Hi Robin - I don't have the firm figures as our treasurer is busy confirming pledges at this moment. However, it would seem that yesterday we were about 20K short of the agreed sale price. That amount is still under wraps, but will be similar at least to the asking price.
